Austin Housing Market Update: July 2026

After spending much of the past year talking about rising inventory and cautious buyers, July brought another sign that the Austin housing market is becoming more balanced.

Home sales increased by more than 10% compared to last July, pending sales continued to climb, and sellers brought fewer new listings to the market. At the same time, homes sold faster than they did a year ago, suggesting buyers are becoming more decisive when the right home is priced correctly.

That doesn't mean Austin has shifted into a seller's market. Buyers still have plenty of choices, but the market is beginning to reward preparation and realistic pricing more than patience alone.

Buyers Are Returning

One of the most encouraging trends this month is that buyer activity continues to improve.

Austin saw 1,000 homes go under contract in July, a 4.3% increase from last year. Closed sales climbed even more, increasing 10.6% year over year.

While mortgage rates remain higher than many buyers would prefer, it appears that more people are deciding they can no longer wait indefinitely. Life events like job changes, growing families, and relocations continue to drive demand, and buyers who have been watching the market are beginning to move when they find the right opportunity.

Inventory Remains Healthy, But New Supply Is Slowing

Active inventory remains elevated at 4,592 homes, giving buyers significantly more options than they had during the pandemic years.

However, one number stood out this month: new listings declined nearly 9% compared to last July.

That suggests sellers are becoming more selective about entering the market. Some may be waiting for lower interest rates, while others are recognizing that today's buyers expect homes to be priced competitively from the start.

With fewer new listings coming online and buyer demand improving, inventory growth could begin leveling off if these trends continue.

Pricing Still Matters

Although overall prices have remained relatively stable, sellers continue to make adjustments when homes don't attract early interest.

Of the homes currently on the market, 2,570 have reduced their asking price, representing more than half of active listings. The typical price reduction is around 8%, and the median time before a seller makes that first adjustment is just 17 days.

Even among homes that successfully sold in July, 56% experienced at least one price reduction before closing.

The average seller accepted an offer approximately 2.7% below the original asking price, continuing a trend we've seen throughout 2026.

The takeaway is simple: buyers are still willing to pay for desirable homes, but they're much less likely to compete for listings that begin overpriced.

What This Means for Buyers

Buyers continue to have negotiating power, but the best homes aren't lingering as long as they were earlier this year.

If you've been waiting for the "perfect" time to buy, remember that improving demand usually means increased competition. Today's combination of healthy inventory, negotiating opportunities, and relatively stable prices may not last forever.

Preparation remains your biggest advantage. Having financing in place and understanding your target neighborhoods allows you to move quickly when the right property becomes available.

What This Means for Sellers

The market is becoming more forgiving for well-prepared sellers, but pricing strategy is still everything.

Homes that enter the market at realistic prices, present well, and receive strong marketing continue to attract buyers. Sellers who rely on testing the market with an aggressive asking price are often finding themselves making reductions within a few weeks.

As buyer activity increases, properly priced homes are benefiting from renewed demand without needing to chase the market downward.

Looking Ahead

July continued a pattern that's been developing over the past several months: buyer activity is improving, inventory remains healthy, and pricing has largely stabilized.

Austin isn't returning to the frenzied conditions of 2021, but it also isn't experiencing the sharp slowdown many feared. Instead, we're seeing a more balanced market where buyers have choices, sellers have opportunities, and successful transactions depend on strategy rather than luck.

Whether you're buying your first home, moving across town, or considering selling, understanding your specific neighborhood remains just as important as understanding the broader market. While metro-wide numbers tell part of the story, individual communities can perform very differently from the overall averages.
