July was another active month for the Georgetown housing market, with more homes selling than this time last year despite buyers continuing to enjoy plenty of choices.
Closed sales increased by 13% year over year, showing that demand remains healthy. At the same time, inventory continued to build as more sellers entered the market, giving buyers nearly five months of housing supply to choose from.
The result is a market that remains balanced but competitive. Homes that are priced well are finding buyers, while sellers who overprice are often making adjustments within the first few weeks.
One of the strongest indicators this month was the increase in closed sales.
Compared to last July, Georgetown saw 13% more homes sell, even though the number of homes going under contract was essentially flat. That tells us buyers are continuing to move through the pipeline and complete purchases despite higher interest rates and increased inventory.
People are still relocating to Georgetown for its schools, amenities, proximity to Austin, and overall quality of life. While affordability remains a consideration, demand hasn't disappeared—it has simply become more selective.
Georgetown now has nearly 4.7 months of inventory, with 1,304 active listings available at the end of July.
Unlike Austin, where new listings declined, Georgetown actually saw a 13.5% increase in new listings compared to last year.
For buyers, that's good news. More inventory means more opportunities to compare homes, negotiate terms, and avoid the intense competition that defined the market just a few years ago.
For sellers, however, it means your home is competing against more properties than it would have a year ago.
The biggest challenge for sellers continues to be pricing.
Of the 1,304 active listings, 789 have already reduced their asking price. Sellers are typically making those reductions after just 17 days on the market, with an average reduction of 22% among active listings that have adjusted.
Even among homes that successfully sold in July, 152 properties—more than half of all sales—had at least one price reduction before closing. Those homes reduced their price by an average of 8% before finding a buyer.
On average, homes sold for about 2.5% below their original asking price, reinforcing the importance of pricing correctly from day one.
If you're considering buying in Georgetown, you continue to have options.
Inventory remains healthy, competition is manageable, and many sellers are willing to negotiate. While the best homes still move quickly, buyers generally have more time to make informed decisions than they did during the peak of the market.
The good news is that buyers are still purchasing homes at a healthy pace.
The challenge is standing out in a crowded market.
Professional marketing, strategic pricing, and strong presentation remain the difference between homes that sell efficiently and those that require multiple price reductions before attracting an offer.
Today's market rewards preparation more than optimism.
July reinforced a trend we've been watching throughout 2026: Georgetown remains one of the strongest-performing markets in the region, but it's no longer a market where simply listing your home guarantees a quick sale.
